Learning about your home. I want to know as much about your home as you do. What are your home’s special features that attracted you when you purchased it? What improvements, upgrades, or recent investments have you made? We’ll walk through your home together and develop a plan to show it to its best advantage. You may also want to get your home inspected before it’s listed to identify problem areas. If repairs are needed I can recommend professionals to help you get these done timely and cost effectively.
Knowing the competition. Your home will compete with other homes on the market. That’s why it’s important to know what else is available. In addition to showing properties to buyers, I routinely take advantage of open houses and agent tours to view properties for sale in the area. I’ll gladly share my expertise with you and welcome you to come with me. I always enjoy the company.
Staging. Staging is the art of enhancing the visual appeal of a property, to increase its market value, and attract a larger pool of potential buyers. Many clients fear that staging will be expensive, but it doesn’t have to be. It begins by understanding the home buying experience from the buyer’s perspective, then working together to make your home as attractive as possible.
Pricing it right. Pricing your home is where your motivation to sell and my understanding of market dynamics come together. Together we will look at the sold prices of similar homes in the area and the unique characteristics of your home. My best advice to home sellers is to price it right. An overpriced home will not sell and, in the long run, may cost you time and money.
Dotting the i’s and crossing the t’s. A listing agreement is a contract for services. It is important to review it so I can answer any questions you may have. In addition, we will review agency disclosure and property disclosure documents.
