My marketing plan is designed to get your home the maximum amount of exposure in the shortest period of time. Each step involves proven techniques that leverage the opportunities to showcase your home to key people that can either buy your home or help us find the right buyer: Prospective homebuyers and local real estate agents.
In today’s real estate market, the internet is the most effective way of reaching prospective buyers.
- As a member of the of the Greater Baton Rouge Association of Realtors, I can list your home in the Multiple Listing Service providing brokers, agents and subscribers to direct access to information about your home.
- One of the benefits in listing your home with Keller Williams Realty is our partnership relationship with leading real estate websites including Trulia.com, Zillow.com, Google Base, Homefineder.com, Frontdoor.com, and more. Your home will automatically be listed on these sites.
- As an added service, I also subscribe to Showcase Listings Enhancements on Realtor.com. This service allows your home to stand out with distinctive graphics, additional photos, video tours, and open house postings on Baton Rouge’s and country’s most widely used consumer real estate website.
I also use more traditional marketing approaches that continue to yield positive results including:
- For Sale signage, complete with property flyers that are accessible to drive-by prospects.
- Just Listed postcards to neighbors, encouraging them to tell their family and friends about your home.
- Open House events to promote your home to prospective buyers.
- A home book, comment cards and flyers for your property. Showcasing additional information and photos of your home and neighborhood will attract extra attention when your home is being shown.
An often over-looked item in marketing a home is the importance of working effectively with other agents. In 2008 80% of all home sales tracked by the Greater Baton Rouge Association of Realtors were “co-op” sales: this means that an agent other than the listing agent had the buyer for the sale. My marketing plan always includes:
- Targeting active real estate agents that specialize in selling homes in your neighborhood.
- Following-up with agents who have shown your home and providing them with the information they request in a timely manner.
- Anticipating the buyers’ agent’s needs, being prepared to answer their questions or lend a hand.
When marketing your home I will develop a customized plan that reflects its unique characteristics and your needs. Though no two homes are the same, putting your home in front of buyers when they are shopping, using an effective mix of promotional tools, and working effectively with other agents consistently yields the best results.
