If you’re looking for a home near LSU and want new construction there are many options available including detached single family homes, condos and townhomes. The LSU area features homes from local, regional, and national home builders. The following neighborhoods are some of my favorites and include a broad range of architectural styles and price ranges. The Court is Dantin Bruce Construction’s newest project on East Boyd. These are the folks that built 333 Lofts and 333 Flats. There are only 6 units and each have 2 bedrooms. They’re upscale, contemporary, and within walking distance to LSU’s campus on the South Gates. Units are priced at $260,000.
Hunters Trace is a DSLD Homes community located off of Burbank Drive and right across the street from Magnolia Lakes. Magnolia Lakes was DSLDs first venture into Tiger territory and it was roaringly successful, selling out almost as quickly as the homes were listed. Now they’re building across the street and into the 2nd phase of construction. There are 3 and 4 bedroom floorpans with up to 3 full baths. These homes have many energy efficient features and the builder offers $5,000 towards your closing costs if you use their mortgage company, DSLD Mortgage, and their title company, DSLD Title. Prices start in the $220,000’s
Lake Villas is another DSLD community off Ben Hur Road near the intersection of Burbank and W. Lee Drive. At Lake Villas, all the “upgrades” are standard and you’ll find some really nice high-end finishes. Construction is currently underway with new resident occupancy beginning March 2018. Prices start in the $230,000’s and DSLD will contribute $5,000 towards your closing costs if you use their mortgage and title companies.
New construction is underway in Lexington Estates’s second and third filing. Located off Nicholson Drive, with easy access to LSU, the community features local contractors building to Baton Rouge’s high-end standards. You can expect to find a fusion of contemporary and traditional finishes that make Baton Rouge homes distinctive. Lexington Estates shares a community pool and clubhouse with Lexington Park. Prices start in the $400,000’s.
Lexington Park, featuring new homes for sale near LSU, is in it’s final phase of construction. The community consists of over 270 homes on a 51 acre tract of land adjoining Lexington Estates off of Nicholson Road. Alvarez Construction is the developer and exclusive builder in the community that features walking paths, a community pool, and pool house. The community also has two large lakes. Homes range in size between 1,800 and 2,400 sq. ft. of living space. Prices start in the $270,000’s.
Perkins Lane is nearly complete, but there are a few new townhomes available at the entrance of the neighborhood. These townhomes have a unique design with office space on the first floor and living quarters above. It’s being developed and built by Dantin Bruce Construction, so you know that there will be contemporary and quality finishes throughout. Prices start in the $580,000’s.
Pointe Marie is a new master planned community being built along side the L’Auberge Casino and Resort. It is an eclectic combination of residential homes, retail space, community events and venues and even has RV parking!
The Preserve at Harveston has been under construction for the past few years bringing new homes for sale to the LSU area. The community is developed by Mike Wampold and John Fetzer and includes a 600 acre nature preserve. Home sites are built around lakes and there is a two mile long series of walking and biking trails. This is also a community clubhouse and pool. Featured builders include Colby Constructors, Dupree Construction, Fetzer Properties, and Distinctive Homes by Watson. Prices typically start in the $430,000’s.
Rouzan is one of several traditional neighborhood developments under construction in the Baton Rouge area. Rouzan features single family homes, townhomes, and multi-family homes for sale near LSU. Areas within Rouzan have also been designated for civic, retail, and office space. Rouzan is located on a 123-acre tract of land localled referred to as Ford Farm, one of the few remaining large tracts of land south of LSU and bordering Baton Rouge’s medical corridor. It is miutes from the Pennington Bioedical Center, Our Lady of the Lake Regional Medical Center, Baton Rouge Clinic, and many smaller medical related businesses and practices. Rouzan’s neighbors include Southdowns and Woodchase, residential subdivisions, and it’s close to numerous restuarants and local retailers. Prices begin at around $500,000.
The Settlement at Willow Grove is located on the historic 112-acre Kleinpeter farm and offers homes near LSU, Perkins Rowe, and the medical corridor in a traditional neighborhood development. There is a Village Center with retail and office space as well as townhomes, detached single family homes, a community pool, children’s play area, and park. Buy a lot and build your custom dream home or work with a builder on a home that is already under construction. Prices can range in price from the $300,000’s for a townhome to well over $1,000,000 for single family homes.
Could there really be new construction in Southdowns? Yes! It’s one of the most popular neighborhoods near LSU so don’t be surprised to find builders purchasing homes in need of repair, taking them down, and building new homes on an old site. It’s all about location, and Southdowns is in a great spot, near campus, the LSU lakes, shopping, restaurants, and interstate highways. Each new home is a custom build or spec home. Prices vary based on lot size and home square footage.
Stonelake Village consists of townhomes located between The Village at Pelican Lakes and D.R. Horton’s popular Pelican Lakes neighborhood. Two and 3 bedroom floor plans are available. These are townhomes, not condominiums, so you own the land and homes can be financed with traditional conventional financing. The homes are built by Lancaster Construction. Prices start at around $190,000.
The homes at University Club are on a 1,200-acre site, near LSU, that at one time was a sugar cane plantation. It is now a master-planned golf community that is home to LSU’s men’s and women’s golf teams, and features a private 18-hole golf course course, practice ranges, clubhouse, pool, and tennis courts. There is a wide variety of home sites ranging from New Orleans style courtyard homes to large estate-sized properties. Lots are available for you to build a custom home or select a home that is already under construction from area builders. Prices typically start in the mid $400,000s.
The Willows at Bayou Fountain is a new Alvarez Construction community. 102 homes are planned and there are 20 models to chose from with all the finishes you’d expect to find in Alvarez Construction communities: granite counter tops, stainless appliances, hardwood floors, custom moldings and cabinetry, and jetted tubs in en suite master baths. An outdoor California living room can be an added upgrade. Prices start in the $280,000’s.
