Baton Rouge area developers and home builders continue to provide a wide range of new home options for interested buyers in the Capital area. There are small in-fill developments like Ozetta and Magnolia Crossing, new single family home communities from DSLD and D.R. Horton, and ambitious expansion plans at The Lakes at Harveston. The Traditional Neighborhood Developments (TNDs) continue to be popular. These are communities that offer mixed use amenities including retail spaces, community parks, and green spaces. At Materra, a new TND adjacent to Woman’s Hospital, there’s even a charter school!

Have prices gone up? Yes. They have. The average price of new construction across the Capital Area as of November 2022 is around $210/sq. ft. and in some neighborhoods it’s approaching $350/sq. ft. and then some. That’s a bit of a sticker shock particularly as interest rates continue to rise. In response, builders have started to offer closing cost and interest rate “buy down” incentives. That’s a big change from a year ago.

The good news for buyers is that we’re beginning to see an increase in the number of homes available. Hopefully some of the frenzy of the past two years subsides giving you the ability to thoughtfully consider your next purchase and make your move a reality.
