Baton Rouge New Homes

While we were “locked down,” working from home, and taking care of our kids, Baton Rouge area real estate developers and new home builders were busy! Sure, there are challenges. We’re all affected by “pandemic” and “post pandemic” material shortages and delays. But you’ll be impressed by the range of Baton Rouge new home options available from the Capital area’s home builders.

The Baton Rouge new homes landscape continues to include Traditional Neighborhood Developments (TNDs). These are communities that offer mixed use amenities that include a variety of new home options, retail spaces, community parks, and green spaces. At Materra, a new TND adjacent to Woman’s Hospital, there’s even a charter school! We’re also seeing new construction on larger lots. Take a look at Oak Colony off Hoo Shoo Too Rd.  You’ll also find some estate size lots at The Lakes of Harveston off Bluebonnet near LSU.

Have prices gone up? Yes. They have. The average price of new construction across the Capital Area as of March 2022 is around $200/sq. ft. and in some neighborhoods it’s approaching $300/sq. ft. That’s a bit of a sticker shock particularly as interest rates are forecast to rise in the coming year. But keep in mind that today’s rates, though higher than yesterday’s rates, are still at low levels. Your new dream home might be more affordable than you think. So, let’s have the conversation and find a way to make it happen in 2022.
