The neighborhoods that surround Louisiana State University are among the most sought after in the city. Homes near LSU range in price from $100,000 to well over $1,000,000 and they’re all within a quick commute to campus. In neighborhoods like the Garden District, Southdowns, and University Gardens you’ll find cottages with pier and beam construction some of which are on the National Register of Historic Places. As you travel down Highland Road you’ll find estate homes and many fine residential neighborhoods. Along Burbank, Nicholson Drive, and River Road, there are an enormous range of student and single family homes near LSU.
Most of the homes near LSU are located in residential subdivisions. The lists below include some of the larger communities nearby, but there are many more. Subdivisions are likely to have homeowners associations with modest annual dues. Dues typically pay for things like landscaping at entrances, lighting, security, parties or special neighborhood events. Some subdivisions have community pools and/or tennis courts. University Club Plantation has the closest private golf course. There are also multiple public parks, recreation facilities, restaurants, and shops as well as two large shopping and retail locations – The Mall of Louisiana and Perkins Rowe. And of course, there’s LSU, with thousands of students, faculty, staff, academic programs, community events, and sports.
If you are a parent of an LSU student you may want to consider purchasing a condo or townhome. There are many options available. Important factors to consider include proximity to campus, weather or not the property is located near an LSU bus route, monthly association dues, and maintenance covered by the homeowners association. And, like most parents, you’re likely to be interested in resale or rental opportunities after your son or daughter finishes school.
Here are some summaries to make it easier for you to learn about the neighborhoods and subdivisions in the LSU area. In addition to homes currently for sale, I’ve included price trends in each subdivision directly from the Greater Baton Rouge Association of Realtors. For those of you who like to do a little research on your own I’ve also included the listings of recently sold homes. Of course, I’d be happy to answer any of your questions or help you with the purchase or sale of a home near LSU.
